A ductless mini-split runs about $3,700 a zone installed, and falls per zone as you add rooms. It is not priced by the ton — it is priced by the number of rooms that get a head, so this works it out room by room and then finds the machine that carries them.

Which rooms?
A mini-split is priced by the room, not by the house. Every room that gets a head gets a unit, a line set, a hole through the wall and its own share of the labour.

One system, or one per room?
The comparison nobody puts on a quote, because a contractor sells one system.

The multi-zone wins here, and the saving is in what gets shared: one condenser, fewer circuits, one pad, one commissioning. What you accept is a single point of failure for every room on it.
What it costs
National average. Equipment, line sets, the electrical circuit, mounting and installation. Permits and any drywall repair are on top.
$3,706 a zone. Ducted systems are priced differently — size the load first if the house has ducts already, because putting a conventional system into existing ductwork is usually cheaper than this per square foot.
Worth knowing
- A separate single-zone system in each room would be $7,863 against $7,413 here — dearer. The saving is in the shared parts — one condenser, one circuit, one pad, one commissioning — and it grows with every room you add.
- Sizing here is 22 BTU per square foot, the midpoint for zone 4 — mixed. It is a starting figure for choosing a head, not a load calculation — a room with a west wall of glass and a room with one small north window are not the same room, and a proper Manual J is worth paying for before a five-figure system.

What mini split installation costs per zone, not per ton
The short version
- Zones, not tonnage. Three tons in one head and three tons in four heads are different machines and different jobs.
- A multi-zone wins from the second room. About $200 at two, $1,600 at three, $3,900 at five.
- One circuit per condenser, not per head. That alone is most of the saving.
- Too big is worse than too small. An oversized head leaves a room cold and clammy.
Every price guide for ductless gives a figure per ton, the way it is done for central air. It does not transfer. A three-ton central system is a box, a coil and the ducts that are already there; a three-ton ductless system might be one head in a great room or five heads scattered across a house, and those two jobs differ by about ten thousand dollars.
What costs money is the zone. Each one needs an indoor unit, a line set run through the building, a hole cored through the wall, a condensate route, a bracket, and a couple of hours of somebody’s day to hang, connect, pressure-test and commission it.
Sizing each head, and why small rooms are the hard ones
Each zone is sized on its own room, not on a share of the house. That is straightforward until the room is small, and then a limitation of the hardware takes over: the smallest head anybody makes is 6,000 BTU, and plenty of bedrooms do not need that much.

Worked through — A 250 ft² bedroom in zone 4 at 21.5 BTU/ft² is about 5,400 BTU, so it takes the 6k head — the smallest there is, and still 11 per cent more than the room asked for. A 150 ft² study is 3,200 BTU and gets the same 6k, which is nearly double. That is when a concealed ducted head feeding two small rooms off one coil becomes the better answer.

The condenser, and the ratio that lets it be smaller than the sum
Add the heads up and the total is usually more than the outdoor unit is rated for. That is deliberate. Multi-zone condensers allow up to about 130 per cent connected capacity, because the bedrooms are wanted at night and the living room during the day and the two demands never peak together.
It is a sound assumption and it holds nearly always. It fails on the one morning a year when the whole house calls at once, and then every room runs slightly short rather than one room failing — which is the right way for a system to degrade.

Single-zone models are kits: the head and 25 ft of line set are in the box. Multi-zone models are the condenser alone, and every head is bought separately — which is where half the surprise in a quote comes from.

The parts of the bill nobody mentions
Three items turn up on the final invoice and almost never on the first quote, and together they are worth more than the difference between two brands of equipment.
Ask about these before signing
- Line set by the foot — 25 ft comes in a single-zone kit and nothing comes with a multi-zone condenser.
- Line hide, about $13 a foot. Without it the pipe is taped to the siding and it looks it.
- The dedicated circuit, about $480, and a subpanel if the board is full.
- Condensate: a wall head usually drains by gravity, a ceiling or ducted head needs a pump at about $230.
- Mounting: a ground pad at about $160, or a wall bracket where snow or flooding makes the ground a bad idea.
- Commissioning — the vacuum, the nitrogen pressure test and the charge. If this is not itemised, ask why.
- Who pulls the permit, and whether the drywall repair around the core holes is included.
Then size the load first and price a conventional system against this one. Ductless earns its money where there are no ducts — an addition, a converted garage, a room the system never reached.

Five ways this goes wrong
01Pricing by tonnage
It hides the only variable that matters. The same tonnage across one head or five differs by thousands, and a per-ton quote cannot tell you which you are getting.
Instead — Price by the zone. List the rooms and get a figure per zone plus the condenser.
02A head in every small room
The smallest one made is 6,000 BTU. In a 150 ft² study that is nearly double the load, and the room ends up cold and damp — plus a box on the wall and a port used up on the condenser.
Instead — A concealed ducted head in the ceiling void feeding two or three small rooms off one coil.
03Buying the kit online and finding a fitter afterwards
Most contractors will not warranty someone else's equipment, and the manufacturer warranty on a DIY-purchased unit is usually void from the start. The saving evaporates the first time anything needs attention.
Instead — Supplied and fitted by the same firm, or accept that it is genuinely a DIY system with no cover.
04Leaving the line set bare
Copper taped to the siding is what makes a good system look like a bodge, and the insulation degrades in sunlight until it sweats and drips down the wall.
Instead — Line hide from the start — about $13 a foot, and far cheaper than adding it later.
05Putting the whole house on one condenser because it is cheapest
It is cheapest, and it is also one compressor between your family and a heatwave. At five zones a single failure takes every room out at once.
Instead — Past three or four zones, two smaller systems split the risk for a few hundred dollars more. Ask for both numbers.

Head capacities, condenser port counts and ratings, the connected-capacity ratio and the line-set limits come from the installation manuals of the major manufacturers. Two things stated plainly. The BTU per square foot is a starting figure for choosing a head, not a load calculation — a room with a west wall of glass and a room with one north window are not the same room, and before a five-figure system a proper room-by-room calculation is worth paying for. And only labour is adjusted by region; the equipment costs what it costs.

The words on a ductless quote
Two of these decide whether a quote is comparable with another one: how many zones it covers, and whether the line hide and the circuit are inside the number or outside it.
- Zone
- One indoor head and the room it serves. It is the unit a ductless system is priced in, because every zone means another unit, another line set, another hole through the wall and another share of the labour.
- Head
- The indoor unit. Wall, floor console, ceiling cassette or concealed ducted — the choice changes both the equipment and the labour, and the ceiling one needs a condensate pump.
- Condenser
- The outdoor unit. Single-zone models come as a kit with one head and a line set in the box; multi-zone models are sold alone and every head is bought separately.
- Line set
- The insulated copper pair, the control cable and the condensate line, run together from the condenser to each head. Priced by the foot, and limited — past about 75 ft the manufacturer derates the capacity.
- Connected capacity
- The heads added together against what the condenser is rated for. Multi-zone units allow up to about 130 per cent, on the basis that the rooms never all call for full output at the same moment.
- Diversity
- The assumption behind that ratio: bedrooms are wanted at night and the living room by day. It holds almost always, and fails on the coldest morning of the year, when every room asks at once and each gets slightly less.
- Short cycling
- A head too big for its room: it reaches the set temperature fast, shuts down before it has pulled any humidity out of the air, and leaves the room cold and clammy. Oversizing a mini-split is worse than oversizing a furnace.
- Inverter
- The variable-speed compressor that makes ductless work. Instead of switching on and off, it slows down — which is why a mini-split holds a temperature steadily and why it uses so little power at part load.
- Line hide
- The plastic channel covering the line set on the outside wall. It is the difference between a fitted system and a taped-on one, and it is the first thing missing from a cheap quote.
- Disconnect
- The switch beside the outdoor unit that isolates it for service. Required by code, one per condenser, and it comes with the dedicated circuit rather than instead of it.
- Condensate
- The water a cooling coil pulls out of the air. Wall heads usually drain it by gravity through the wall; ceiling and ducted heads need a pump, which is a real cost and a real thing to fail.
- Heat pump
- Every modern mini-split is one — it runs in both directions. That is why ductless replaced electric baseboard heating in so much of the country, and why the running cost is a third of what the baseboard was.
Common questions
- How much does it cost to install a mini split?
- About $3,900 for one room done properly — equipment, line set, the dedicated circuit, mounting, commissioning and the cover over the pipe outside. A three-zone system is around $10,000 and a five-zone around $15,400. The figures under $2,000 you see advertised are the kit in a box with nobody fitting it, and the vacuum, the pressure test and the charge are the parts that decide whether it still works in five years.
- Is a multi-zone mini split cheaper than separate units?
- From the second room onward, yes, and the gap grows: about $200 at two rooms, $1,600 at three and $3,900 at five, on equal rooms. The saving is entirely in what gets shared — one condenser, one circuit, one pad, one commissioning. What you give up is independence: one compressor fails and every room on it stops.
- How many rooms can one mini split serve?
- Up to 5 on the largest residential condenser made, at 48,000 BTU. Past that it is two systems, which most installers would suggest anyway at that size — a single machine carrying a whole house is a single point of failure for a whole house.
- What size mini split do I need for a room?
- Roughly 19 to 24 BTU per square foot in a mixed climate, which puts a 250 ft² bedroom at around 5,000 BTU. The catch is that the smallest head made is 6,000 BTU, so small rooms get more capacity than they need whatever you do. A proper room-by-room load calculation is worth paying for before a five-figure system.
- Can a mini split be too big?
- Yes, and it matters more here than with a furnace. An oversized head hits the set temperature quickly and stops, and a coil that is not running is not removing humidity — so the room ends up cold and damp rather than cool and dry. For a small room, a concealed ducted head shared with the room next door usually beats a box of its own.
- Does a mini split need its own electrical circuit?
- One dedicated 240 V circuit per outdoor unit, with a disconnect beside it — about $480 a circuit. Not one per head, which is the point people miss when comparing a multi-zone against several separate systems. - How long can the line set be on a mini split?

- What is line hide and do I need it?
- The plastic channel that covers the line set on an outside wall. Skipping it is what makes a mini-split look like an afterthought, and it is the first thing cut from a cheap quote. It is about $13 a foot fitted, so on a three-zone system with 85 ft of run it is around $1105. It is the single clearest tell of a cheap installation.
- Wall head or ceiling cassette?
- A wall head is about $480 and the cheapest to fit; a cassette is over twice that in equipment and needs a ceiling void and a condensate pump. People choose cassettes because they cannot stand looking at a wall head — which is a good reason, and worth knowing before the wall head is on the wall rather than after.
- Are mini splits cheaper than central air?
- In a house with no ducts, easily — putting ductwork into a finished house often costs more than the entire ductless system. In a house that already has good ducts, a conventional system is usually cheaper per square foot and a mini-split makes sense only for rooms the ducts never reached: an addition, a converted garage, a sunroom.
- Do mini splits work for heating?
- Every modern one is a heat pump and runs in both directions, and cold-climate models hold useful capacity well below freezing. That is why ductless replaced electric baseboard across so much of the north — the same heat for roughly a third of the electricity.
- Can I install a mini split myself?
- The pre-charged DIY kits exist and the mounting is straightforward. What is not straightforward is the part that decides the lifespan: pulling a deep vacuum, holding a nitrogen pressure test, flaring the copper properly and torquing the fittings to specification. A leak from a bad flare does not announce itself — the system just gets weaker over two years and then stops.
