Drywall runs about $2.56 a square foot hung and finished to Level 4. The number moves most with the level of finish, which is the thing your quote almost certainly does not name — so this works out sheets, compound, screws and studs, and prices all five levels side by side.

Level 4 is what decides the price

Finishing is $560 of this job against $373 to hang it. Moving between levels changes that number by half in either direction — which is why the level belongs in the quote and almost never appears in one.

Worth knowing

  • Level 4 is what almost every quote means when it says nothing. It is right for flat paint and wrong under gloss, semi-gloss or a dark colour — those need Level 5, which costs noticeably more and should be agreed before work starts rather than argued about afterwards.
  • Ceilings go up first, then walls — the wall boards hold the ceiling edges up. Doing it the other way round leaves the ceiling perimeter unsupported, which is where cracks start.
  • Openings are subtracted from the area but they are still sheets you buy: the board is cut out of a full piece and the offcut rarely fits anywhere else. That is what the waste allowance is for, and why it does not fall when a room has more windows.

Reading the result

The short version

  • The level of finish decides the price, not the area. Level 5 costs about half again what Level 4 does to finish.
  • Hanging and finishing are different trades. Hanging is fast and cheap; finishing is slow and is where the money is.
  • Long boards remove butt joints. A butt joint has no taper, so it sits proud and has to be feathered two feet either side.
  • Compound scales with the finish level, not just the square footage — which is why nobody can quote it from an area alone.

The headline is sheets, but the panel underneath it is the interesting one: what each level of finish would cost on this exact room. That comparison is the reason this page exists.

Almost every drywall quote in America says “drywall, installed and finished” and stops. The customer paints with a satin finish, the evening light rakes across the wall, every joint appears, and a conversation starts that should have happened before anyone ordered board.

Worked through — A 14 × 12 room with 8 ft ceilings: 416 ft² of wall plus 168 of ceiling, less 51 for a door and two windows, is 533 ft². With 10% waste that is 586 — thirteen 4×12 sheets, or nineteen 4×8s. Wall and ceiling round up separately, because a wall offcut is rarely the piece a ceiling needs.

The five levels, and why your quote does not mention them

There is a published standard for how far drywall finishing is taken. It runs from Level 1 to Level 5, each level defined by exactly what gets coated and how many times, and it exists precisely so that a customer and a contractor can agree on the finish before the work starts.

It is almost never cited in a residential quote. The result is that everyone assumes Level 4 — three coats over joints and fasteners, sanded smooth — and Level 4 is genuinely fine under flat paint. It is not fine under a satin or gloss, or on a wall that catches side light from a window, because the board paper and the compound reflect light differently and every joint shows as a slightly different sheen.

The compound barely moves between levels; the labour is the whole difference. That is why “hung and finished” with no level in it is not a specification, and why the argument only appears once the paint is on and the light is wrong.

Long boards, and the joint you cannot hide

Drywall has tapered long edges: the board is slightly thinner along them, so tape and compound sit down in the recess and finish flush with the surface. Those joints are easy.

The cut ends are not tapered. Where two cut ends meet — a butt joint — the tape and compound have nowhere to go but proud of the surface, so the only way to hide it is to feather the compound out a foot or two either side and hope the light is kind. It is the hardest thing in the trade to do invisibly.

Which is the entire argument for long boards. A twelve-foot sheet on a twelve-foot wall has no butt joint at all. It is heavy, it is awkward to carry upstairs, and it removes the problem rather than managing it.

Thickness, framing, and walls that show their studs

Board thickness is not a preference. It is matched to how far apart the framing is, and getting it wrong produces a specific, permanent and very visible defect.

Telegraphing is the name for what happens when board is too thin for its framing: the surface dips slightly between studs, and in raking light the wall shows a regular pattern of vertical lines. It is not a finishing fault and no amount of compound fixes it — the board is simply spanning further than it is stiff enough to span.

On ceilings it is worse, because gravity is pulling in the same direction all the time. Half-inch board on joists at twenty-four inches sags visibly over a few years, and the only remedy is to take it down.

Gravity gets a vote

The framing behind it

“How far apart are wall studs” is one of the most-asked questions in American home improvement, and it gets asked for two quite different reasons: because someone is building a wall, and because someone is trying to hang a television on one.

The answer for both is sixteen inches on centre in the overwhelming majority of houses. On centre matters: it is measured from the middle of one stud to the middle of the next, which is what makes a four-foot sheet land with its edges centred on framing at 16, 32 and 48 inches.

Twenty-four inch spacing exists, mostly in non-load-bearing partitions and in engineered framing systems designed around it. If you find it in an older house, check the board thickness before hanging anything heavy — and expect the wall to telegraph.

Compound, and why nobody can quote it from an area

Joint compound is the one quantity in drywall that cannot be worked out from square footage alone, because it does not scale with the wall — it scales with how much of the wall gets coated.

At Level 2 you are covering tape and screw heads. At Level 4 you are building each joint out in three coats and sanding it back. At Level 5 you are covering the entire surface in a thin skim, which roughly doubles what Level 3 used.

So the figure the calculator gives is per sheet equivalent at your level, which is how an estimator actually works it out. It is also why a supplier asking “how many square feet?” cannot give you a compound quantity, and will give you one anyway.

What drywall installation costs per square foot

About $2.56 a square foot hung and finished to Level 4, which on the 14 × 12 ft bedroom this page opens with is $1,364 all in. The split is the part worth seeing: $431 of board, compound and screws, $373 to hang it and $560 to finish it.

Finishing costs more than hanging, and it is the half nobody specifies. Hanging is hanging — the sheets go up the same way whatever the room is for. Finishing is five different jobs with the same name, and the difference between Level 3 and Level 5 on this room is larger than the entire material bill.

So a quote that says “drywall, $2.20 a foot” is not comparable with one that says $3.10 until you know which level each of them means. Ask. It is the single question that explains most of the spread between two quotes for the same room.

Five ways this goes wrong

  1. 01Not agreeing the level of finish

    Everybody assumes Level 4 and nobody says so. Then the walls get satin paint, the side light hits them, and every joint appears — which is a Level 5 problem being solved at Level 4 prices.

    Instead — Put the level in writing before board is ordered. Level 4 for flat paint, Level 5 for gloss or strong raking light.

  2. 02Half-inch board on 24 inch framing

    It waves between the studs and telegraphs them through the paint. It is not a finishing fault and it cannot be fixed with compound.

    Instead — Five-eighths wherever framing is at 24 in, and on every ceiling regardless.

  3. 03Eight-foot sheets on a twelve-foot wall

    It puts a butt joint in the middle of the run. With no tapered edge, the joint sits proud and has to be feathered two feet either side to disappear.

    Instead — Twelve-foot boards on long walls. Heavier to carry and considerably easier to finish.

  4. 04Walls before ceilings

    The wall sheets are what hold up the edges of the ceiling boards. Hang the ceiling second and its perimeter has nothing supporting it, which is where the cracks come from.

    Instead — Ceiling first, then walls tight up to it.

  5. 05Over-driving the screws

    A screw that breaks the paper face holds almost nothing — the board is only as strong as its paper. A wall full of them loosens over time and pops.

    Instead — Set the depth so the head dimples the surface without tearing it, and check it on a scrap first.

One thing worth stating: compound is worked out per 4×8 sheet equivalent of area, not per physical sheet. A twelve-foot board is more area but less joint per square foot, and normalising by area rather than by piece count keeps the figure right whichever board size you pick.

The words on a drywall quote

Level of finish and butt joint are the two that decide what the wall looks like when the light is wrong.

Level of finish
A five-point standard describing how far the taping and coating is taken, from Level 1 (fire-taped only) to Level 5 (skim coated overall). It is the single biggest variable in a drywall price and it is almost never stated in a quote.
Tapered edge
The long edges of a board, made slightly thinner so that tape and compound sit in the recess and finish flush. It is why a tapered joint is easy to hide.
Butt joint
Where two cut ends meet. There is no taper, so the tape and compound sit proud and have to be feathered out over a couple of feet. The hardest joint to hide, and the reason long boards are worth the trouble.
Skim coat
A thin layer of compound over the entire surface rather than just the joints. It is what separates Level 5 from Level 4, and it exists so that paper and joint compound absorb paint identically.
Corner bead
The metal or composite angle fitted to an outside corner to give it a straight, protected edge. Sold in 8 ft lengths and bedded in compound.
On centre
Spacing measured from the centre of one stud to the centre of the next, which is what makes sheets land on framing. Sixteen inches is the residential default; twenty-four appears in non-load-bearing and engineered walls.
Telegraphing
When the framing shows through the finished surface as a subtle pattern of lines. Caused by board too thin for the framing spacing, by moisture, or by over-driven screws.
Fire-rated board
Type X, usually 5/8 in, with glass fibre in the core so it holds together longer in a fire. Required on garage ceilings and shared walls, and specified by assembly rather than by preference.

Common questions

How many sheets of drywall do I need?
Wall perimeter times ceiling height, plus the ceiling if you are boarding it, minus the openings, plus about ten per cent waste — then divided by the sheet size. A 14 × 12 room with 8 ft ceilings takes around fifteen 4×8 sheets, or ten 4×12s.
What is a Level 4 or Level 5 drywall finish?
They are two points on a five-level standard. Level 4 is three coats over joints and fasteners, sanded smooth — the residential default. Level 5 adds a skim coat of compound over the whole surface so that board paper and joint compound absorb paint identically. Level 5 costs substantially more and is the right call under gloss paint or strong side light.
How much joint compound do I need?
It depends on the level of finish more than on the area. Roughly 0.22 gallons per 4×8 sheet equivalent at Level 4, and about half as much again at Level 5. A typical bedroom at Level 4 takes one bucket; the same room at Level 5 takes two.
How far apart are wall studs?
Sixteen inches on centre in most American houses — measured centre to centre, so sheets land on framing. Twenty-four inches appears in non-load-bearing partitions and some engineered systems, and it needs 5/8 in board or the surface waves between the studs.
Should I use 1/2 inch or 5/8 inch drywall?
Half inch on walls framed at 16 in centres, five-eighths on ceilings and anywhere framing is at 24 in. Five-eighths is also what fire-rated assemblies specify — garage ceilings and shared walls. It is stiffer, quieter and heavier, and on a ceiling that stiffness is the difference between flat and sagging.
How much does drywall installation cost?
Material is a small part of it: board, compound and supplies run well under a dollar a square foot. Hanging adds roughly $0.45 to $1.10 and finishing $0.60 to $1.80 depending on the level, so an installed figure of $2 to $3.50 per square foot is typical — and the level of finish is what moves it.
Are 12 foot sheets worth the trouble?
On a wall over eleven feet long, yes. An 8 ft sheet puts a butt joint in that run, and a butt joint has no tapered edge — the tape sits proud and has to be feathered out over two feet to disappear. A 12 ft board removes the joint entirely, which saves compound, time and the risk of it showing later.
How many screws per sheet of drywall?
About 32 on a wall sheet and 40 on a ceiling, at roughly 12 in spacing in the field and 8 in on the edges. Driven just below the surface — break the paper and the screw holds nothing.
Do I hang the ceiling or the walls first?
Ceiling first, always. The wall sheets then go up tight to the ceiling boards and hold their edges, which is where cracking otherwise starts. Doing it the other way leaves the ceiling perimeter unsupported.
Why can I see the studs through my wall?
Telegraphing, and it is usually board too thin for the framing spacing — half-inch on 24 in centres waves between the studs. It can also come from over-driven screws or from moisture, but the spacing is the common cause and it is not fixable after painting.
Should I subtract windows and doors?
From the area, yes. From the sheet count, only partly — the board for an opening is cut out of a full sheet and the offcut rarely fits anywhere else. That is exactly what the waste allowance covers, which is why it does not shrink when a room has more windows.
