Per square foot of wall, not of house

The short version

Every interior painting quote is given per square foot of house, and no painter prices it that way. What gets painted is wall: the perimeter of every room times the ceiling height, minus the doors and windows. On an eight-room house with 8 ft ceilings that is about 1.8 times the floor area; on a loft with four big rooms it is less, and on an old house with ten small ones and 10 ft ceilings it is a great deal more.

A per-house figure is therefore a guess at that ratio, and two quotes that differ by a third may simply have guessed differently. Divide each by the wall and they become comparable.

The scope is the price

“Paint the house” means three different jobs. Walls only is the cheapest and it makes the old ceiling look grey and the old trim look yellow, which is why it is rarely what people end up buying. Walls and ceilings is the usual repaint. Everything — walls, ceilings, baseboards, casings and doors — is the job that looks finished, and it is not a little more than the last one, because trim is brushed enamel by the foot and it is about half of a painter’s hours on any house.

Preparation is the line quotes differ on

The trade has written levels of surface preparation, from filling nail holes to skim-coating a wall flat, and almost nobody writes down which one they priced. Sound walls are an hour a room: a wash where the kitchen is, filler in the holes, a sand. Cracked and dented walls are taped, skimmed, filled and spot-primed — and if the patches are not primed they flash through the finish as dull squares in raking light, for ever. Wallpaper stripped or a wall skimmed is drywall work with a paint job after it, and a full coat of primer before any colour.

On this house that is $385, $1,349 or $3,662. It is the largest single reason two quotes for the same rooms differ, and the one to ask about.

Reading an interior painting quote

  • Wall area, or floor area? If it is per square foot of house, ask what wall area they measured.
  • Scope, in words: walls; walls and ceilings; trim and doors. The word 'house' is not a scope.
  • Level of preparation, and what it includes: filling, patching, skimming, priming where.
  • Coats: two, or a tinted primer and three for a big colour change.
  • Paint, by name and grade. Builder grade needs a third coat where a mid-range needs two.
  • Occupied or empty, and how many rooms a day.
  • What is not included: popcorn ceilings, drywall repairs, closets, the inside of cabinets.

  1. 01Comparing quotes per square foot of house

    The wall-to-floor ratio is 1.8 on this house and something else on every other. Two painters guessing differently look like two different prices.

    Instead — Ask for the wall area, and divide by that.

  2. 02Comparing two different scopes

    Walls only against everything is $6,367 against $11,325 on the same house, and both are 'painting the house'.

  3. 03Painting over patches without priming them

    The filler and the old paint take the finish differently, and every patch shows as a dull square in raking light.

Scope
What is being painted: walls; walls and ceilings; or everything including trim and doors. Two quotes that look alike are often for different scopes.
Level of preparation
The trade's ladder from filling nail holes to skim-coating a wall flat. The line two quotes for the same rooms differ on, and the one nobody writes down.
Spot priming
Primer on the patches only, so they do not flash through the finish as dull squares. Whole-wall primer is for a skim coat, a stripped wall, or a big colour change.
Flashing
The dull or shiny patch where a repair was not primed and the finish coat dried at a different sheen. Visible in raking light for ever.
Tinted primer
Primer coloured towards the finish, under a big colour change. It makes the third coat cover instead of the fourth.
Ceiling white
A flat, high-hiding white made for ceilings. It hides the roller marks a wall paint would show overhead and it does not scrub, which a ceiling does not need to.
Trim enamel
A hard, semi-gloss or satin enamel for baseboards, casings and doors — brushed, slow, and the reason the full scope costs what it does.
Occupied surcharge
What painting a house that is being lived in adds: furniture moved and covered, a room at a time, dust kept down. About a tenth.
Sundries
Tape, drop cloths, filler, sandpaper, rollers and trays — a fixed cost per room, whoever does the painting.
