Worth knowing

  • 2,000 square feet of house is 2,188 square feet of wall — 1.09 times the floor area, after the 2 gables and 19 openings. Quotes by the square foot of house are guessing at that ratio, and on a tall narrow house or a sprawling single storey they guess wrong by a third.
  • The paint is $770 of a $7,293 job — 11 per cent. Preparation is $1,617 and the coats themselves $2,965. On a sound surface that is as low as the ratio gets; the moment paint is peeling, the prep line grows and the paint line does not.
  • 407 linear feet of trim is $1,186 of brushwork — corners, casings, fascia, frieze — and it is where the hours go, because none of it can be sprayed. Leaving the trim is the one honest way to make an exterior quote smaller.

Price the wall, not the house

The short version

Every quote for painting a house starts from a number, and the wrong number is the one on the listing. Two thousand square feet of house is not two thousand square feet of anything a painter touches. What gets painted is the wall: the perimeter of the house, times the height of each storey, times the storeys, plus the two triangles under the roof, minus the windows and doors.

On a two-storey house that comes to about 1.09 times the floor area. On a single-storey house of the same size it is 0.86 — the same floor, a longer perimeter, half the height. A quote by the square foot of house is guessing at that ratio, and on a tall narrow house or a sprawling ranch it guesses wrong by a third in whichever direction costs you.

The paint is a tenth of it

Painting a house is mostly not painting. The two coats go on in two days with a sprayer and a back-roller; what comes before them is a pressure wash, a scrape wherever the old paint has lifted, sanding the edges flat, a bead of caulk at every joint that has opened, and primer on whatever ended up bare. On a sound house that is a day. On a peeling one it is most of the week, and on a house that has gone back to bare wood it is the job — with the paint the same fourteen gallons it always was.

That is why the paint share of an exterior bill is small and gets smaller as the house gets worse: 11 per cent when the surface is sound, 6 when it has failed. And it is why the cheap paint is a false economy: it saves a hundred dollars on a bill of thousands, and it brings the whole week forward by several years.

Paint does not fail on the face of the wall. It fails at the edges — the bottom of each board, where water sits; the caulk at the casings, where it opens; the fascia, which sees the weather first. Preparation is the part of the bill that decides whether the new coat lasts eight years or three, and it is the part nobody can see once the coats are on.

What the siding does to the paint

The spread rate on the tin — 400 square feet a gallon — is a smooth, sealed wall. Lap siding has a bottom edge and a shadow line on every board that the elevation does not show; stucco and brick are porous and drink the first coat before it has a chance to be a film. The same house takes 14 gallons in wood and 21 in stucco.

The trim is the hours

Walls are sprayed. Trim is brushed — corners, window casings, door frames, fascia, frieze boards — and on a two-storey house that is about 407 linear feet of it, much of it at the top of a ladder. It is $1,186 of labour on the sound house and the single largest reason two quotes for the same walls differ: one included it and one did not.

Walls only is $5,997 against $7,293. It is the honest way to make the number smaller, and it is usually the wrong one, because trim is where the water gets in and it needs the paint more than the walls do.

Reading a quote

  • Does it state the wall area, or a price per square foot of house? The first is a measurement; the second is a guess at a ratio.
  • Is preparation its own line, and does it match the condition of the house? A one-line quote for a peeling house has not priced the scraping.
  • Is the trim in or out? Ask for both numbers; the difference should be roughly a fifth.
  • Which paint, by name, and how many coats? Two, or a tinted primer under two for a big colour change.
  • Primer where? Everywhere is money; on the bare patches is the job.
  • Pre-1978: is lead-safe work on the quote? If not, it is not going to be on the job.
  • Caulk: which joints, and is it a paintable exterior grade? The cheapest thing on the list and the first thing to fail.

What goes wrong

  1. 01Pricing by the square foot of house

    The wall is 1.09 times the floor on a two-storey and 0.86 on a single storey of the same size. A per-house figure is a guess at that ratio.

    Instead — Perimeter × height × storeys, plus gables, minus openings. Two minutes with a tape and the listing.

  2. 02Painting over a loose edge

    Paint bonds to what is under it. Over a lifting edge it lifts with it, and the new coat peels along the same line within a year or two.

    Instead — Scrape everything loose, feather the edges, prime the bare wood. It is the job, and it is most of the bill.

  3. 03Buying the cheap paint to save money

    The paint is 11 per cent of the bill. Saving a fifth of it is a hundred dollars on thousands, and it brings the next repaint forward by years.

    Instead — A good 100 per cent acrylic, or premium on a well-prepared house: $701 a year against $912.

  4. 04Skipping the wash on aluminium

    Old aluminium siding chalks. Paint on chalk sticks to the chalk, and the chalk is not stuck to anything.

    Instead — Washed until a hand comes away clean, then a bonding primer on any bare metal.

  5. 05A dark colour on vinyl

    The panels absorb the heat, expand beyond what their nailing allows, and buckle — permanently.

    Instead — A vinyl-safe colour no darker than the original. The ranges exist for this.

  6. 06Ignoring the year the house was built

    Before 1978 there is lead in the old paint, and scraping it is regulated work. A quote without it is a job that will not comply — and the dust stays in your garden.

    Instead — Ask for the lead-safe line. About $1,563 on the failed house, and it is the law.

  7. 07Comparing two quotes with different scope

    One includes trim, one does not; one priced the scraping, one did not. The cheap one is not cheaper — it is smaller.

    Instead — Ask both for wall area, prep as a line, and trim in and out. Then compare.

  8. 08Painting brick because it looks tired

    Painted brick is painted for ever, and the wrong coating traps moisture and spalls the face off in frost.

    Instead — A wash and repointing first. If it is painted, a masonry primer and a breathable coating, and know it is permanent.

  2. 02Be honest about the conditionSound means a wash and a few spots. Peeling means every loose edge scraped and feathered. Failing means bare wood over large areas and boards to replace. The price follows this, not the paint.
  3. 03Count the trimCorners, casings, fascia, frieze — about 1.6 ft of trim for every foot of perimeter on each storey. It is brushed and it is the hours.
  4. 04Check the yearBefore 1978, scraping is lead-safe work under the EPA rule. Expect the line on the bill; be suspicious of a quote without it.

Gable
The triangle of wall under a pitched roof at each end of the house. Two of them on a typical house, and they are tall, awkward work.
Spread rate
Square feet one gallon covers. Manufacturers say 250 to 400; lap siding and porous stucco take far more than the smooth-wall figure.
Preparation
Washing, scraping, sanding, caulking and spot-priming before any paint goes on. Most of the job on any house that is peeling, and the part that decides how long the new paint lasts.
Feathering
Sanding the edge of a scraped area so the step between old paint and bare wood disappears under the new coat. Skipped, every scraped patch shows through.
Spot priming
Primer only on the bare patches left by scraping, not over the whole house. Bare wood, bare masonry and bare metal all need it; sound old paint does not.
Back-rolling
Rolling sprayed paint into the surface while it is wet, so it bonds and fills the texture instead of sitting on top. The difference between a sprayed job and a good sprayed job.
Elastomeric
A thick, stretchy masonry coating that bridges hairline cracks in stucco. Dearer than paint, covers less, and it is the right thing on stucco.
Chalking
The powder that old paint, and aluminium siding especially, sheds as it weathers. Must be washed off completely, or the new paint sticks to the powder and not the wall.
Lead-safe work
The EPA RRP rule: on a pre-1978 home, paid work disturbing more than 20 sq ft of exterior paint needs a certified firm, containment, wet methods and a verified cleanup. Scraping is that work.
Vinyl-safe colour
A colour with a light reflectance high enough that the panels do not overheat. Vinyl painted a dark colour buckles; the vinyl-safe ranges exist for this.
Cost per year
The total divided by the years between repaints — 8 for a good acrylic, 11 for a premium one on properly prepared wood. The honest way to compare paints.

Is it worth paying for premium exterior paint?

Can you paint vinyl siding?
Yes, with a vinyl-safe paint in a colour no darker than the original. Dark colours absorb heat, the panels expand beyond what their nailing allows, and they buckle. Vinyl needs no primer and little prep, and it is the one siding where painting is a choice rather than maintenance.
Should I paint brick?
Mostly not. Brick that has never been painted needs no paint, and once painted it is painted for ever. The wrong coating traps moisture behind it and the face of the brick spalls off in frost. If the decision is made anyway, it is a masonry primer and a breathable coating, at nearly double the paint of a wood house.
How much does it cost to paint a house yourself?
About $1,325 in paint, primer, trim paint, sundries and two days of sprayer hire for the 2,000 sq ft house — against $7,293 with a crew. And about 13 days of one person's work, most of it washing, scraping, caulking and priming before the first coat. The coats are the easy days.
How often does a house need painting?
Wood siding every 8 to 11 years with a good acrylic and good prep; fibre cement and stucco longer; vinyl and brick rarely or never. Paint fails at the edges — the bottom of each board, the caulk at the casings, the fascia — so an hour of caulk every couple of years is what stretches 8 years towards 11.
